Offering unique amenities particularly helps Airbnb listings stand out. For example, you could provide breakfast items or beach towels and chairs. In some areas, something as simple as offering free parking could be a big deal. Convince guests that they couldn't possibly stay anywhere else—including a local hotel room.
Airbnb host: Staying Active and Updating RegularlyThe Airbnb algorithm rewards active hosts. Regularly updating your listing, responding to reviews promptly, and being engaged on the platform shows Airbnb that you are a dedicated host. This can positively influence your listing's visibility.
Airbnb's Booking Change PolicyKeep in mind, Airbnb hosts are not required to approve a booking change request after a reservation is already made/confirmed. If you shorten your stay, you'll be refunded any difference in the nightly rate and service fee.
Treat your Host's home like your ownCleanliness: Guests should not leave the listing in a state that requires excessive or deep cleaning (moldy dishes, soiled carpets, stains from pets, etc.).
To avoid last-minute bookings, you can set both advance notice and preparation time between bookings, and we'll automatically block these days on your calendar.
Airbnb uses an algorithm to generate search results that appeal to guests. The algorithm sorts through the millions of listings on Airbnb to find the right listings for each search. Guests enter search criteria and the algorithm returns listings that reflect those criteria.
The longest amount of time you can stay at an Airbnb depends on the host's preferences. Generally, most hosts will allow stays up to 28 days or longer if they are comfortable with it. However, some hosts may have restrictions in place that limit the length of a stay to less than 28 days.
For your Airbnb occupancy, aim to be fully booked out 2-3 weeks out and at most 50% booked from 4-8 weeks out. Leave room for your schedule to capitalize on last minute travelers. But make sure to leave nice chucks of days so that you aren't left trying to fill odd 1-2 night gaps last minute.
If your guests sneak in extra people and the group now exceeds your Airbnb's maximum occupancy, you can face problems with the city. That is because cities usually have laws and regulations on the maximum number of guests allowed in a short-term rental, depending on the unit size and how many bedrooms are available.
And sometimes — yes, this also happens, unfortunately — a host thinks they can get more money for the same booking by canceling your stay and relisting the property.
Canceling within 24 hours of check-in, or after a trip has started, is a special situation, however—you'll need to contact us for help with that. In either case, message your guest to let them know what's going on. Canceling a reservation mid-trip is a big deal.
If anything unexpected comes up during your stay, we recommend messaging your Host to discuss a solution first. It's likely that they'll help you fix it right away. If you'd like to request a refund or cancel your reservation, we can help you start a request with your Host.
If your Host accepts your change request, your reservation will be updated and you'll be charged for the extra time. If your Host can't extend your stay or if they don't respond, your checkout date will stay the same.
