Why is Six Flags theme park in New Orleans no longer in use?

Hurricane Katrina severely damaged the amusement park in 2005, and efforts to revitalize it have been going on ever since. The developer charged with bringing new life to the shuttered Six Flags theme park site in New Orleans East just got a major stamp of approval.
