While Disney provides the creative vision, branding, and management through its Imagineers, the physical construction of the homes and infrastructure is handled by a group of third-party general contractors and builders. Notable participating builders in 2026 include Davidson Communities, Shea Homes, and Woodbridge Pacific Group. These contractors are responsible for the "Grand" and "Estate" collections of homes, as well as the 55+ specific neighborhoods.
