In it's role as master developer, DMB is collaborating with Disney on Cotino™, a Storyliving by Disney™ community in the heart of the Greater Palm Springs, an area that once felt the footsteps of Walt Disney himself. The brilliant mountain-ringed valley was once a rejuvenating retreat for Walt and Lillian Disney.

Cotino, the very first Storyliving by Disney community, is currently being built in Rancho Mirage, California, located in the heart of the picturesque Coachella Valley. This location holds deep historical significance for the company, as it was a frequent and cherished desert retreat for Walt Disney and his family. The community is designed to blend high-fidelity Disney storytelling and themed environments with the natural beauty of the Palm Springs area. A central feature of the development is the 24-acre Cotino Bay, a massive turquoise lagoon utilizing Crystal Lagoons technology, surrounded by white sand beaches. In 2026, the community has already welcomed its first residents, while the town center—featuring premier dining, shopping, and high-fidelity entertainment known as Cotino Bay Beach—is anticipated to open in the fall of 2026. The community also features the "Parr House," a multi-purpose club venue inspired by the mid-century modern hero home from Disney and Pixar’s Incredibles 2.
