Currently the 1-Bedroom Villa at Disney's BoardWalk Villas sleeps four. However, the Deluxe Studio room DOES sleep five with the fifth person using the pull-down bed located under the tv unit.



A Deluxe Studio at Disney’s BoardWalk Villas (part of the Disney Vacation Club) is designed to sleep up to 5 adults. In 2026, following recent room refurbishments, the typical configuration includes one Queen Bed, one Queen-size pull-down Murphy bed (which replaces the traditional sofa), and one single pull-down bunk-size bed located under the television. This setup is highly popular with families because it provides more floor space during the day when the beds are folded up. The studio also features a convenient kitchenette with a small fridge, microwave, and toaster. While it sleeps five, keep in mind that with all beds deployed, the floor space can feel a bit tight, so it is best suited for families with children or groups who plan to spend most of their time exploring the nearby EPCOT and Hollywood Studios parks.

Both resorts are located in the same area, and share the same lobby, reception desk, pool, transportation etc. The main difference will be in the layout and decor of the rooms. At the Boardwalk Inn you will have two queen size beds, whereas at the villas you will have a queen size bed and a pullout sofa.
