Cotino — the Disney-brand development in Rancho Mirage that calls for hundreds of homes, a swimmable lagoon and a resort hotel — is continuing to slowly take shape, with home prices announced this week starting north of $1 million.



Cotino is the inaugural "Storyliving by Disney" community, a 618-acre residential development located in Rancho Mirage, California. In 2026, it represents Disney's expansion into residential living, combining the company’s signature "imagineering" with everyday lifestyle. The heart of the community is a 24-acre turquoise lagoon known as Cotino Bay, featuring white sand beaches and Crystal Lagoons technology. Residents enjoy a town center with shopping and dining, an "Artisan Club" for curated Disney events, and the "Parr House," a distinctive venue inspired by The Incredibles. Unlike a theme park, Cotino is a permanent home for all ages (with dedicated 55+ sections), though non-residents can purchase a day pass to access the lagoon and beach club. It is designed for those who want to live "inside the story" of Disney’s hospitality and world-class design every day.
